"Fitting External Insulation to a house in Rathfarnam South County Dublin."
This house in Rathfarnam, is a single story semi detached house on a prominent corner location. With a young family and a home office, the house is in constant use. Except this 1970’s house was built without any thought for insulation in the walls. That was typical at the time, energy was cheap and climate change unheard of.
Just from a comfort point of view proper insulation makes a huge difference to how we live in our homes. With proper insulation we no longer have to plot our movements like a general in war time, scheming about which room to warm up next and how long we have to have to have the heating on before we can venture in to the living room.
Now with carbon taxes and expensive gas prices the picture has changed completely. External insulation to the 2007 Part L standard reduces heat loss through these walls by at least 80%. If the proposed changes to the energy efficiency part of the Irish building Regulation (For example the draft 2010 Part L) become law, the standard will increase further. This is why we often encourage clients to go for a thicker layer of insulation. To reach the better u values, simply requires a thicker layer of insulation. This is true independent of the quality of the insulation.
As you can see from this house in Rathfarnam in South Co Dublin there is plenty of space outside. Taking 100 or 150 mm (4 or 5 inches) from the garden is not noticable, whereas taking 100 mm from inside the house would correspond to a loss of 4 square meters. Looking at the average house prices in this part of Rathfarnam each square meter is worth about 3000 euro. Fom this point of view internal insulation would cost 12 000 euro in loss of space alone!
On the other hand iIt is easy and cheap to work from the outside, so this Dublin house could easily accommodate as much external insulation as required.
Don’t forget these types of external insulation systems that we deploy are self finished. Be they smooth, wet dash, dry dash or brick, another advantage is that when we finish external insulation there is no more decorating required. Naturally with brick finish there is no question of painting, but even with smooth rendered finished these self coloured waterproof finishes will last a generation. A useful side effect of this project, is that householder no longer has to paint the wet dash finish and has a new, fresh, cheerful facade instead.
